A survey by a professor at the University of
Denver tracking 22 different apartment amenities shows some amenities pay off more than others.  Units providing an attached garage boast a 42.7% higher rent than the average rent for units without.  Dishwashers and fireplaces also pay off big-time with average monthly rents 33.9% and 32.6% higher respectively than units without.  Units with washer/dryer hookups carry a 30.8% premium.  Although it is a relatively expensive amenity, the lowest pay off amenity seems to be a clubhouse.  The professor admits that one feature alone may not be the determining factor for the rent
difference.
